A DEVELOPER seeking to build 15 apartments in Letterkenny has been asked by planners to submit further details on a revised scheme addressing fire safety concerns and evacuation measures.
Applicant PJ McDermott has lodged plans for the construction of two residential buildings consisting of six two-bedroom apartments in the first building, and nine two-bedroom apartments in the second building at College Farm Road, Glencar Road, Sallaghagrane.
Donegal County Council has advised that the planning authority is “wholly supportive in principle” of higher density living within Letterkenny within walking distance of community facilities, amenities and the town centre.
However, the applicant has been asked to submit an amended proposal that delivers a high standard of urban living, strengthens the sense of place, and contributes positively the existing streetscape and wider residential area.
In written correspondence to Mr McDermott, planners have sought further details on a revised scheme that addresses the concerns raised by the chief fire officer and that demonstrates compliance with fire safety requirements, ensuring that the revised site layout accommodates fire tender access in accordance with statutory standards and that adequate fire safety and evacuation measures are incorporated into the building design.
The applicant must advise with the chief fire officer prior to submission, and evidence of agreement on a revised site layout and further details with the chief fire officer to be submitted to the planning authority.
Mr Gallagher has also been requested to submit a construction management plan, detailing noise, dust and vibration mitigation measures, the proposed hours of operation, temporary access arrangements, and traffic routing for construction vehicles, ensuring minimal disruption to the local road network.
The applicant has been further advised to submit an Outline Mobility Management Plan, which sets out how they will ensure that the various uses within the scheme will promote a more sustainable modal shift and active travel opportunities in order to support a more reduced level of car parking on site.
