DONEGAL County Council has granted conditional planning permission for what will be one of the biggest private housing developments in Letterkenny in years.
Developer PJ McDermott has been given the go ahead to build 90 homes and a crèche at Glencar Scotch and Glencar Irish.
The development of the 82 houses and eight apartments in two blocks is thought to be one of the largest residential projects proposed in the county since the days of the Celtic Tiger.
Speaking to the Donegal News this week Mr McDermott said he hoped that the €450,000 contribution his company will make to the improvement of Windyhall Road will alleviate any concerns lodged by objectors to his proposal.
The planning application was first put forward in July of last year. Objections were lodged and further information was requested from the developer before conditional planning was granted with 34 conditions attached.
Mr McDermott said, “I welcome the condition under the Northern Strategic Link Road which will facilitate the development. A lot of these roads are now developer led and it opens up the land. This planning is for phase one of a two phase development as I have more land there.
“It will be a good relief road and hopefully ease the concerns of objectors who were concerned about the Dr McGinley Road.”
He added that the site was now shovel ready to deliver much needed houses in Donegal. Mr McDermott said he hopes they will be completed by Spring of next year.
“We have worked with the council to take on board everyone’s concerns. We are safely out of NAMA (National Asset Management Agency) and have a good team around us.
“We are looking at quick build solutions including timber frame,” he said.
Conditions
The planning conditions also include the developer putting in place a bond or security in the sum of €450,000 to ensure satisfactory completion of the development.
He must also pay a contribution in respect of the public infrastructure benefiting the development, amounting to €170,819.
None of the units built can be available as holiday properties and must be permanent homes.
