INDEPENDENT TD Thomas Pringle has reminded potential home builders to avail of new government measures to reduce residential building costs.
The measures will waive “section 48” development contributions and refund Uisce Éireann water and wastewater connection charges for residential development for one year.
“Exorbitant water and wastewater connection charges and development contributions have been a barrier to construction of one-off housing and it’s important that people know they can avail of these waivers and refunds until April of next year,” he said.
The temporary, time-limited arrangements will apply for one year to all permitted residential development that commences on the site between April 25, 2023, and April 24, 2024, and is completed no later than December 31, 2025.
The waiver of development contributions will apply to developments for which commencement notices were submitted to the local authority within the 28-day period prior to April 25, 2023 – that’s on or after March 28, 2023; or for which seven-day notices were submitted to the local authority on or after April 4, 2023.
The measures state that the Irish Water’s water and wastewater connection charges will still have to be paid upfront by developers, with the money being refunded by Irish Water on notification of the commencement of works.
