Major landmark town centre site comes on market

A LANDMARK site in Letterkenny has come to the market this week and is sure to get the attention of serious developers and investors.
The eight-acre site which adjoins High Road and De Valera Road comes to market with a €4 million guide price and the benefit of having previously secured planning permission for 231 units in 16 blocks.
It is in the town centre, near Letterkenny University Hospital and Bernard McGlinchey Town Park.
Estate Agent Henry McCahey of DNG Boyce Gallagher is selling the property on behalf of owner Mr Jim Rodgers of Lismonaghan and his two sons Paul and Mark. Mr Rodgers previously purchased the site as an investment, but never intended to develop the land.
Having recently received several inquiries from developers in Dublin, Northern Ireland and the UK, Mr Rodgers has decided to offer the land for sale for much needed development in the town.
According to Mr McCahey the site is zoned “Established development/Mixed usage” in the County Development Plan 2018 – 2024 and could lend itself to an array of development opportunities.
“We are proud to present this high-profile development site to the market. Rarely does such an exciting opportunity arise to purchase a site in Donegal so versatile and strategically located.
“While the planning permission previously granted for six retail units, 190 apartments, 17 duplex units and 18 town houses has expired, we believe that due to the high level demand in the town, permission for an even more substantial development may be achievable.
“It is the type of site the town is crying out for at the moment and we have customers who have already expressed an interest in purchasing this site,” Mr McCahey said.
