Donegal house prices up 15.3 per cent in twelve months

THE price of the average second-hand three-bed semi in Donegal rose to €207,500 in 2025, up 15.3 per cent from €180,000 at the end of 2024, according to a national survey by Real Estate Alliance.

Across the county, the average time taken to sell rose this quarter to five weeks, the Q4 REA Average House Price Index shows.

Average Bundoran prices rose 7.7 per cent this year to €210,000, while prices in Milford increased 24.2 per cent this period to an average of €205,000.

“The year was another one of steady demand for property, with limited supply still being the driving factor in continued price increases over the period,” said Paul McElhinney of REA McElhinney, Milford.

The survey shows that across the county this quarter, 33 per cent of purchasers were first-time buyers, while a total of 18 per cent of sales in the county were attributed to landlords leaving the market.

Additionally, agents across the county reported that the BER ratings of properties saw A-rated properties command 50 per cent price increases in comparison to comparable C-rated properties.

The REA Average House Price Index concentrates on the sale price of Ireland’s typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide.
