Average cost of a new build in Donegal now almost €290,000

According to the Daft.ie quarterly report published this week the average price of a three-bed semi in County Donegal was €219,789 on March 1, 2024. This showed a year on year increase of 13.2 per cent.

Comparative prices in nearby counties were lower.

In Sligo the cost was €202, 397 up just 7.7 per cent. In Leitrim it was cheaper at €184,938, also up by 7.7 per cent for the year.

However, Dublin was a very different story with the average three bed semi ranging in the capital, depending on the area, from €375,000 up 6.9 per cent to €675,769 up 3.1 per cent.

The average cost of a new build in Donegal in 2023 was €289,500.

In Sligo that was €317,097, Leitrim was €214,000 while Dublin ranged from €490,000 to €680,000.

The Daft.ie report states that in Connacht/Ulster there were mixed fortunes in Q1 of this year with an average 1.3 per cent rise.

The report cites that this hides the large gains in Donegal and Monaghan and falls in Galway County and Roscommon.

Compared to a year ago, listed prices in Connacht/Ulster in the first quarter were 7.2 per cent higher – although in Roscommon, they are close to stable.

Supply was at a new low in the region and was down 23 per cent on last year. That is a new low stretching back to 2007. Transactions were also down in the region by 3 per cent in 2023 compared with 2022.
